The Best Fifth Wheels for Full-Time Living (2027 Models)
Updated 2026-10-16 · ACamper RV Research
The best all-around fifth wheel for full-time living is the Grand Design Solitude 310GK: 5,800 lbs of cargo capacity, a 20 cubic foot fridge, washer/dryer prep, and a layout built since 2017, so used ones start around $23,000.
If warranty coverage matters to you, and for a full-timer it should, Brinkley is the only major brand we found whose current warranty says in writing that full-time use "does not void the warranty." The Model Z 3100 and Model Z 3600 are its best full-time layouts.
Jayco's 2027 warranty excludes "any RV used as a residence," and Keystone says to use its RVs "solely for recreational camping." Their trailers can be great, but read the warranty before you sell the house.
What full-timers need that weekenders don't
A warranty that allows living in it
Many RV warranties are written for recreational use. Some exclude full-time living outright, some say it "may void" coverage, and some are silent. A full-timer will use a trailer as much in one year as a weekender does in five, so this matters more than any feature.
Cargo capacity of 3,000 lbs or more
Everything you own rides in the trailer. Full-timers routinely carry 2,500–4,000 lbs of belongings, food and water. Under about 2,500 lbs of cargo capacity, you'll be overweight or choosing what to leave behind.
Big tanks and a residential kitchen
Look for 80+ gallons of fresh water, 100+ gallons of grey (showers and dishes fill it first), a large fridge and washer/dryer prep. A dishwasher prep and a real pantry also help.
A frame and suspension built for miles
Full-timers tow far more than weekenders. Disc brakes, an independent or shock-equipped suspension (like MORryde or Lippert TriGlide) and a heavy-duty frame reduce the cracked frames and broken springs that full-timers report most.
Heat pumps and 50-amp service
Heat-pump A/Cs heat on shore power for mild nights, which saves propane. Two A/Cs on 50-amp keep a 40-foot trailer comfortable in summer.
For couples
All of these need a 1-ton pickup, and the larger ones are best with a dually. Read each tow line.
Grand Design Solitude 310GK: Best overall
The 310GK has rear living with a tri-fold sofa, theater seats and a freestanding dinette around a big island kitchen. It has a 20 cubic foot fridge and dishwasher prep, and the front bedroom has washer/dryer prep. The ceiling is 8' 1" tall. Tanks are 83 gallons fresh, 106 grey and 53 black. Its 5,800 lb cargo capacity is the highest here. Grand Design's warranty excludes commercial, rental and business use but not personal full-time use, and the company has said full-time living doesn't void it, though wear items are excluded.
Watch for: The 2027 version is much heavier than older 310GKs, so check the weights for the year you buy. At 34 feet, it's the smallest pick here, so storage is tighter than in a 40-footer.

Brinkley Model Z 3100: Best warranty for full-timers
Brinkley's February 2026 Model Z warranty guide says it plainly: "Use of the RV on a full-time basis does not void the warranty." The 3100 is its mid-size rear-living layout, with a sliding desk/dining table, an 18,000 BTU ChillCube rear A/C, and a front A/C with a heat pump. It has 75 gallons of fresh water and 90 of grey, and roughly 3,200 lbs of cargo capacity.
Watch for: Brinkley's warranty still excludes costs like hotels while your trailer is in the shop. That's typical, but it matters more when the trailer is your home. Owners on Brinkley's forum report mixed warranty experiences.

Brinkley Model Z 3600: Biggest tanks for living off-grid
It has 150 gallons of fresh water and 128 of grey, which is enough for a week or more without hookups. The front bedroom has a 70" × 80" king, washer/dryer prep and a hidden-storage dresser, and the bath has a large shower and two sinks. In the living area, a sliding desk/dining table and an ottoman sit by the island kitchen, with theater seats and a 72" tri-fold sofa in the rear. It's covered by the same full-time-friendly warranty as the 3100.
Watch for: Full water tanks add over 1,200 lbs, so don't travel with them full. It's only been built since 2026, so there are few used ones.

Alliance Paradigm 310RL: Best-built mid-size
Alliance was founded in 2019 by brothers Coley and Ryan Brady, formerly of Heartland RV. It test-tows every new trailer, and reviewers report that it treats full-time use as covered. The 310RL has a rear sleeper sofa, dual recliners, a turntable dinette, an island kitchen with dishwasher prep, a 19 cubic foot 12-volt residential fridge, a 48" × 30" shower and a front king with washer/dryer prep. It carries 98 gallons of fresh water and 106 of grey.
Watch for: Cargo capacity is only about 2,475 lbs, low for full-time living. We couldn't find Alliance's current warranty text, so get the full-time terms in writing from the dealer.

More room: front living, two bedrooms, top-tier
For families, multi-generation living, or people who want a house on wheels. These are long and heavy, so expect a 1-ton dually or a medium-duty truck.
Grand Design Solitude 380FL: Best front living
The raised front is a living room with two tri-fold sofas facing a big TV, plus theater seats. The kitchen island is in the middle, and the rear has a separate bedroom with a 60" × 80" queen and a bath with two sinks and washer/dryer prep. It has 106 gallons each of grey and black, the most black-tank capacity of the Solitude line.
Watch for: Five slides means more seals to maintain. It's over 41 feet long, which rules out many state and national park sites.

Grand Design Influence 3804DS: Best for two households
It has two bedrooms and two bathrooms at opposite ends, so grandparents, adult kids or a caregiver each get privacy. Cargo capacity is 4,000 lbs, and the black tank is 106 gallons. Ceilings are 8' 5" tall, and the rear suite isn't squeezed under a drop frame.
Watch for: Dealer reviews note the king-bed option eats walking room in the front bedroom. At 42.5 feet, it's a campground-and-RV-park rig.

DRV builds on a 12-inch I-beam frame with residential-height 8' 5" ceilings. The 39RKTS has a rear residential kitchen with a pull-out pantry, a 100" L-shaped sofa, a credenza with a roll-out table, a desk/coffee bar, and a front 72" × 80" king. There's a full front bath with a 30" × 61" shower plus a second half bath, and washer/dryer prep.

Picks other lists get wrong
Keystone Montana 3941FO
Camping World's full-time list still uses it as its "mobile office" example. Keystone dropped it from the 2027 Montana lineup. Also note Keystone's warranty page tells owners to "use it solely for recreational camping," and says failing to do so "may void your warranty coverage."
Jayco North Point (and other Jayco fifth wheels) for full-timers
North Point is a well-built fifth wheel, but Jayco's 2027 warranty guide says these vehicles are "not intended for full-time residence," and it excludes "any RV used as a residence." Owners report Jayco has honored claims for full-timers, but that's goodwill, not the written policy.
What the warranties say about full-time use
| Brinkley | "Use of the RV on a full-time basis does not void the warranty" (2026 Model Z and Model G warranty guides). Hotels and other costs during repairs are excluded. |
| Grand Design | The 1-year base warranty excludes commercial, rental, business and disaster-relief use, not personal full-time use. The company has said full-time living doesn't void the warranty, but wear items are excluded. |
| Alliance | Reviewers report Alliance treats full-time use as covered. Get it in writing for your unit. |
| Jayco | "Not intended for full-time residence." Excludes "any RV used as a residence" (2027 warranty guide). |
| Keystone | Owners should "use it solely for recreational camping… Failure to do so may void your warranty coverage." |
Truck reality for full-time fifth wheels
Every pick in this guide has a dry pin weight over 2,200 lbs, and loaded pin weights of 3,000–4,000 lbs are common. That's beyond the payload of most 3/4-ton trucks. A 1-ton dually is the usual full-timer truck, and some 43-footers need a medium-duty truck to stay within ratings.,Weigh your loaded rig at a CAT scale before your first long trip. It costs about $15 and tells you your real axle and pin weights.
FAQ
What is the best fifth wheel for full-time living?
The Grand Design Solitude 310GK for most couples: 5,800 lbs of cargo capacity, big tanks and a residential kitchen. Brinkley's Model Z 3100 and 3600 are the best choice if you want a warranty that explicitly covers full-time use.
Does living in an RV full-time void the warranty?
It depends on the brand. Brinkley's warranty says full-time use does not void it. Jayco's 2027 warranty excludes RVs used as a residence, and Keystone says to use its RVs solely for recreational camping. Grand Design excludes commercial and rental use but not personal full-time living.
How much cargo capacity do full-time RVers need?
Most full-timers need 2,500–4,000 lbs. Look for a fifth wheel with at least 3,000 lbs of cargo capacity, and weigh your rig once it's loaded.
What truck do I need for a full-time fifth wheel?
Almost always a 1-ton (3500-series) truck, usually a dually. Full-time fifth wheels have loaded pin weights of 3,000–4,000 lbs, more than most 3/4-ton payloads.
Is a fifth wheel or motorhome better for full-time living?
Fifth wheels give more living space and storage for the money, and you can unhitch the truck to run errands. Motorhomes are easier to set up and travel days are more comfortable, but they cost more and you need to tow a car.
