The Best Bunkhouse RVs for Families (2027 Models)
Updated 2026-10-16 · ACamper RV Research
For most families, the best bunkhouse travel trailer is the Grand Design Imagine 2800BH. It has double-over-double bunks wide enough for two kids each, a real queen bedroom up front, and 3,010 lbs of cargo capacity. It has been built since 2016, so you can find one used from about $13,000.
If you tow with a half-ton truck, look at the Jayco Jay Flight 261BHSW (7,600 lb GVWR, 76-gallon fresh tank) or the Forest River Grey Wolf 26DBH, the best-selling budget bunkhouse in our listings.
For a fifth wheel, the Keystone Cougar Sport 2700BH is the shortest with triple bunks, at just under 32 feet. Despite what some dealer guides say, its pin weight puts it in 3/4-ton territory.
What makes a good bunkhouse
Bunk size, not "sleeps 10"
Sleep counts include the dinette and the sofa. Look at the bunk dimensions. A 28-inch bunk fits a young child. A 47- or 48-inch "double" bunk fits two kids or one teenager comfortably. Most bunks are 72–76 inches long, so a tall teen will be tight.
A bathroom near the bunks
Most bunkhouse trailers put the bunks and the bathroom together at the back, away from the parents' bedroom. That means kids aren't walking past your bed at night. A second entry door at the back, like the Coleman Lantern 28BHS has, lets wet kids go straight to the shower.
Cargo capacity for a family
Four people's gear, food, bikes and a full water tank add up fast. Look for at least 1,500 lbs of cargo capacity in a travel trailer. Several picks here have 1,800–3,000 lbs. A low number on a big trailer is a warning sign.
Cooling for a full trailer
Six bodies make heat. A 30-foot bunkhouse with one small A/C will struggle in July. Ducted A/C, 15,000 BTU or more, or a second unit (50-amp trailers) keeps the back bunks livable.
Payload on your truck
Families fill the truck with people and gear before they hitch up. That eats the same payload the trailer's tongue or pin weight needs. Check the sticker in your driver's door jamb before you shop.
Bunkhouse travel trailers
Most family campers are travel trailers: they tow with a regular ball hitch, leave the truck bed free, and cost less than a fifth wheel of the same size.
Grand Design Imagine 2800BH: Best overall
The rear bunk room has double-over-double 47" × 76" bunks with a privacy curtain and bike storage, next to the full rear bath. Up front is a walk-around 60" × 80" queen. The middle has a tri-fold sofa, a U-shaped dinette and an outdoor griddle kitchen. Its 3,010 lbs of cargo capacity is the highest of any trailer here, so you won't be weighing every cooler.
Watch for: The 45-gallon fresh tank is small for a family of six off hookups. Weight is high for a 32-foot trailer, so most half-tons are out.

Keystone Coleman Lantern 28BHS: Best for big families on a budget
You get a 70" × 80" king bed up front, which is rare in a family trailer under $35,000. The raised rear bunk room sits over a pass-through storage bay, and there's a second door into the 30" × 40" shower bath. It also has a 16 cubic foot fridge, an air fryer, ducted 15,000 BTU A/C and a fireplace.
Watch for: It's a 2025-and-newer model, so used ones are still few. The black tank is 34 gallons, small for eight people.

Jayco Jay Flight 261BHSW: Best for half-ton trucks
It has double-over-double 48" × 76" bunks across the back, an outdoor kitchen with its own fridge, a front queen, and a 76-gallon fresh tank. That tank is the largest in this group, which matters if you camp at state parks without water hookups. It was sold as the Jay Flight SLX through 2026; for 2027 Jayco lists it as a Jay Flight.
Watch for: The spec sheet lists an 8,000 BTU wall-mount A/C. That's small for a 30-foot trailer in hot weather, so check what the unit you're buying has. The queen is a short 60" × 74".

Forest River Cherokee Grey Wolf 26DBH: Best value
This is the most-listed bunkhouse trailer in our inventory, so it's easy to find one nearby and easy to resell. The rear has double bunks next to a bath with a tub, which matters if you have small kids. Up front is a king bed, and it adds an outdoor kitchen, a fireplace and an air fryer. Because the layout has been built for over a decade, a $15,000 used one gets you most of what a new one does.
Watch for: Cargo capacity is only 1,433 lbs, low for a family. The hitch weight is high for its size. Older units vary in build quality, so get an inspection.

Jayco Jay Flight 197MBW: Most beds in the shortest trailer
Eight sleeping spots in under 24 feet. The rear has double-size bunks, and the front queen is a Murphy bed that folds up to open the floor during the day. At 23 feet it fits in more state park sites and most driveways.
Watch for: It has the same small 8,000 BTU wall A/C as the 261BHSW. The 30-gallon fresh tank empties fast with eight people.

Grand Design Transcend One 151BH: Best small bunkhouse
This is the smallest real bunkhouse with a walk-in shower. It has two 28" × 67" bunks for young kids, a queen, and solar and inverter prep. It's a good first camper for a family of four with kids under 10.
Watch for: The bunks are 28 inches wide and 67 inches long. Kids will outgrow them by their early teens. There's no slide, so the inside is tight on rainy days.

Airstream Flying Cloud 30FB Bunk: Best premium bunkhouse
Airstream's family layout has a front bedroom, a rear bunk area, and a heat pump on the A/C. The aluminum shell holds value better than any other trailer here. Used ones from 2018–2023 sell for roughly half of new. Newer units come with lithium batteries and solar.
Watch for: Price. You're paying for the shell and resale, not extra space. The 30-amp version has a single A/C.

Bunkhouse fifth wheels
A fifth wheel puts a bunk room and a separate parents' suite farther apart, with more storage. It also needs a pickup with a bed hitch and, for every pick here, more truck than a half-ton.
Keystone Cougar Sport 2700BH: Shortest fifth wheel with triple bunks
It packs triple bunk beds into the rear behind a door, plus a king bed up front, a tri-fold sofa and a booth dinette, all under 32 feet. It has two 15,000 BTU ducted A/Cs (one for the bedroom), and the rear has a 2" receiver rated for 3,000 lbs, handy for a bike rack or cargo carrier.
Watch for: Some dealer guides say the Cougar Sport "may work" with a half-ton. On paper the tow rating is fine; the problem is payload. Read the yellow sticker on your truck. The fridge is a 12-volt unit, which some owners find runs out of battery when dry camping.

What tows it: A 3/4-ton truck. A dry pin weight near 1,400 lbs usually becomes 1,700–1,900 lbs loaded, which is more than most half-ton payloads.

Grand Design Reflection 100 Series 32BH: Best bunk room for older kids
The rear bunk room has a 44" bunk with its own window, a 36" flip-top bunk in a slide, and a trundle bed. That's real sleeping space for teenagers, and the flip-top gives floor space back during the day. It has theater seating, a 60" × 80" queen up front, washer/dryer prep and an outdoor griddle kitchen.
Watch for: It's new for 2026, so there's no used market yet. There's one bathroom for seven people.

Bunkhouse motorhome
A Class C lets kids ride in seat belts in the back and keeps the truck question off the table. Most Class Cs only have a cab-over bed, so a real bunk set is rarer than listings suggest.
Jayco Greyhawk 31F: Best Class C with real bunks
The 2027 drawing shows 28" × 72" bunk beds in the slide, a cab-over bunk, a 42" × 70" dinette and a rear queen. Kids get their own beds without converting the dinette every night. The interior is 7 feet tall, and the A/C has a heat pump.
Watch for: The bunks are narrow, best for kids. The black tank is 31 gallons. Few are listed at any time, so expect to travel or order.

Picks other lists get wrong
Jayco North Point 377RLBH
It's still recommended as a large-family fifth wheel, but it isn't in Jayco's 2027 North Point lineup. The 2027 bunk floorplans are the 361RLBH and 391TBBH. The 377RLBH is now a used or leftover buy: 32 are listed with us, with used ones from $31,495.
Brinkley Model Z 2810
Brinkley now marks the 2810 "dealer stock only," so the units on lots (11 new listed with us) are the last of it. Its replacements for 2027 are the 3210 (stacked rear bunks on a motorized lift) and the new 3310 and 3510 (dual electric bunks; the 3310 has a second bath).
Keystone Cougar Sport 2700BH "for half-tons"
It's a great short bunkhouse fifth wheel, but its pin weight is about 1,365–1,390 lbs dry. Loaded, that is more than most half-ton payload ratings. Plan on a 3/4-ton.
Bunk sizes, decoded
| Kid bunk | 28–30" wide × 67–72" long. Fits one child up to about age 10. |
| Standard twin bunk | 34–38" wide × 72–75" long. Fits one older kid or a small adult. |
| "Double" bunk | 44–54" wide × 72–76" long. Fits two young kids or one teen with room. |
| Flip-top / trundle bunks | Fold or slide away in the day. Good for older kids; check the weight rating. |
| Cab-over bunk (Class C) | Usually about 54–60" × 80". Fits two kids; low ceiling. |
The half-ton payload check
Tow rating is rarely the problem with a family trailer. Payload is. Your truck's payload has to carry the trailer's tongue weight (about 12–15% of its loaded weight), the hitch itself (around 100 lbs), and every person and bag in the cab and bed.,Example: a 7,600 lb trailer at 13% puts about 1,000 lbs on the hitch. Add a 100 lb hitch and a family of four at 550 lbs, and you need about 1,650 lbs of payload. Many half-tons are rated between 1,400 and 1,900 lbs. Check the yellow "Tire and Loading Information" sticker on your door jamb, not the brochure.
FAQ
What is the best bunkhouse travel trailer?
For most families, the Grand Design Imagine 2800BH: double-over-double 47" × 76" bunks, a real queen bedroom and 3,010 lbs of cargo capacity. On a half-ton truck, the Jayco Jay Flight 261BHSW. On a tight budget, a used Forest River Grey Wolf 26DBH.
What is the smallest travel trailer with bunk beds?
Among current models, the Grand Design Transcend One 151BH is 19' 8" with two kid bunks and a queen. The Keystone Coleman 13B is even shorter at 15' 11" with single-over-single bunks. The Jayco Jay Flight 197MBW sleeps eight in 23' 7".
Can a half-ton truck pull a bunkhouse camper?
Yes, many travel trailers. The Jayco Jay Flight 261BHSW and Forest River Grey Wolf 26DBH are both under 8,000 lbs GVWR. Bunkhouse fifth wheels are a different story: even the shortest, the Keystone Cougar Sport 2700BH, has a pin weight that exceeds most half-ton payloads once loaded.
How many people can sleep in a bunkhouse camper?
Most bunkhouse trailers are rated for 8 to 10. That count includes the dinette and sofa beds. For nightly comfort, count the real beds: a queen plus two double bunks sleeps six without converting anything.
Is a bunkhouse fifth wheel better than a travel trailer?
A fifth wheel tows more steadily and separates the bunk room from the parents' bedroom better, often with a door and sometimes a second bath. It costs more, takes up the truck bed, and needs a heavier truck. For most families who camp on weekends, a travel trailer is the better value.
What size camper do I need for a family of 5?
Look for a queen bedroom plus at least two double bunks or triple bunks, usually 26 to 32 feet. That way nobody sleeps on the dinette. Make sure the cargo capacity is at least 1,500 lbs.
How we researched this
We started from the 6,000+ catalog floorplans flagged as bunkhouses and the models named on the top-ranking family RV lists (Camping World, Bish's RV, RV.com).
We checked each pick against its newest manufacturer drawing to confirm the bunk type and size. The catalog's "bunkhouse" tag counts cab-over beds in motorhomes, so we didn't trust it alone.
We confirmed 2027 lineups on Jayco's and Brinkley's own sites, which is how we found the North Point 377RLBH and Model Z 2810 changes.
Specs come from manufacturer spec sheets for the newest model year. Prices and counts come from ACamper's dealer-inventory crawl through Oct 14, 2026.
